The name “INNOPARK” implies more than an industrial estate taken in the usual sense.
Industrial buildings with a total floor area of nearly 10,000 m 2, including two buildings with a smaller and two buildings with a larger floor area, have been constructed on a 12-hectare group of plots serviced with utilities. Each of them has a self-contained office block and sanitary block for employees. The two buildings with a smaller floor area, which can be provided with heating in their whole area, consist of an industrial hall part of more than 1,000 m 2 and offices and sanitary premises covering 270 m2, while in the case of the buildings with a larger floor area, the respective values are 3,000 m2 and 300 m2. In addition to the enclosed industrial hall area, the large buildings also have a roofed shed, which is highly suited for warehousing and the storage of big size machinery. The lightweight construction method and the location of industrial gates allow the industrial hall parts to be divided as needed.
The whole area of INNOPARK has been fenced in and is provided with property protection services by our company. In addition, Arosa Kft. (Ltd.) provides for the tending of the green areas of the entire estate and the cleaning and de-icing in winter of roads, car parks and materials handling areas. A lorry and machine wash station, a weighbridge and a container gas oil filling station can be used as additional services. An infocommunication infrastructure which satisfies all requirements is available between the facilities.
Advantages of INNOPARK
In addition to what is listed above, it also represents an advantage compared to conventional industrial estates, among other things, that the company establishing itself in INNOPARK can decide whether to lease an entire industrial hall or part of an industrial hall with offices and sanitary premises or only part of an industrial hall and sanitary premises. it is also possible to lease a piece of land combined even with the subsequent acquisition of property, on which a facility of the lessee’s choice may be built. The countless old industrial or agricultural sites, which can be found both in the immediate region and all over the country and where companies can move in at a low cost, are expensive to operate and do not meet the requirements of our time. Last but not least, it is difficult and unrealistically expensive to develop them in almost every case.
Principle of Economies of Scale
As a result of their smaller size and, consequently, smaller space requirement, a lot of small and medium-sized enterprises cannot economically maintain a stand-alone site due to efficiency of scale. INNOPARK also represents an answer to this problem, among other things, because it does not limit the development opportunities of the companies establishing themselves in it, and relieves the companies of the compulsion to undertake, often beyond their means, investment projects involving the establishment of a new site. The integrated energy system of the industrial halls also points towards economies of scale. At present, the buildings can be heated with natural gas as well as biomass produced at surrounding settlements. Our future plans include the establishment of a biogas plant also based on input materials available in the vicinity. Connected to the above-mentioned energy system, it can be used to supply very lowcost space heating and process heat and, if required, a cooling capacity.
Aim of the Project
By constructing INNOPARK, we aimed not at establishing a conventional industrial estate or an incubator house, but establishing a company service system providing a larger scope of more comprehensive services than those offered by the former. We can say that this complex has the advantages of both above-mentioned categories, since the already completed facilities provide fully established infrastructure for the companies that wish to establish themselves here. The customisable industrial hall premises and additional unoccupied land create a possibility for almost unlimited expansion and development.
